Charge calculation is where most financial disputes in a building begin. When the formula lives in a manager's head or a personal spreadsheet, every new manager or resident complaint reopens it. In our platform, each building's charge formula is written down, stable and explainable.
Dynamic charge plans
Each building can define one or more charge plans. The basis is fully configurable:
- Area (m²): a rate per square metre.
- Floor: where the owners' assembly approved different amounts by floor.
- Occupants: a per-person share of consumption costs.
- Parking and storage: an amount per space or unit.
- Combined formula: for example, fixed costs by area plus consumption costs by occupants.
Example
With 25,000 tomans per m², 600,000 tomans per occupant and 300,000 tomans per extra parking space, a 150 m² unit with 4 occupants and one extra space pays:
- Area: 150 × 25,000 = 3,750,000
- Occupants: 4 × 600,000 = 2,400,000
- Parking: 300,000
- Total: 6,450,000 tomans per cycle

Cycles, due dates and late fees
- Monthly, seasonal or yearly cycles.
- A due date for every cycle, shown on residents' statements.
- Late-fee rules applied the same way to every unit.
- Optional automatic issuing at the start of each cycle.
Levies
Large one-off costs, such as an elevator overhaul, are issued as separate levies with their own title, so they never blur into running charges. This matters for rented units, where running charges and capital costs are often split between tenant and owner.
Payments and allocation
Residents submit receipts and tag what each payment is for. Once approved, payments are allocated to the oldest debt first, and any excess is held as unit credit.
Correct without deleting
A wrongly issued charge is never deleted. It is voided with a reason and reissued if needed, and the void stays in the audit log.
